Third, a router for whole-house shared . If you split the space upstairs and downstairs, tenants' devices can see each other, and smart cameras and shared drives run naked on the same local area network, making it hard to explain when something happens.

Issue a guest SSID for the tenant, tell them the password, and keep the main WiFi password for yourself.

If the password is leaked, they can only contact you; Second, bandwidth limiting features vary among manufacturers, and some speed limits may be accidental; Third, with the tenant's many smart devices, the visitor network's default full isolation policy sometimes causes network configuration failures, so you have to manually disable the isolation option to try.

so my suggestion is: rent a whole unit, tenants who don't like to mess around, and have enough visitor networks; If you rent several rooms, or if the tenant explicitly wants to manage WiFi themselves, honestly use separate routers . Branch routes under 100 yuan for Mercury or Tengda are enough, cheaper than the fuel cost for a trip to the site.

Speed Limits and Fairness: How to Divide Bandwidth in Multi-Household Rentals

My second apartment is rented out to two households. At first, there was no speed limit. One tenant downloaded videos from Baidu Cloud Drive at night, while the other family was freezing watching videos. Later, I did two things on the main router. First, each room has bandwidth limits for its route IP ranges: 200 Mbps broadband, with each household limited to around 80 Mbps—normally 80 Mbps for streaming videos or gaming, but for one person, it's impossible to get the full bandwidth. Second, the main router has QoS enabled. Select "Fair Distribution by Device" so that both households have the same priority and neither can compete.

Here's a detail: don't limit your speed too harshly. There was a period when I was short on cash, limiting each unit to 50MB. One tenant was livestreaming, and uploading during the evening rush hour wasn't enough, so they came to me twice to report it. Later, I switched to 80MB and separately set upload restrictions for his IP range, so things became peaceful. Speed limits in rental apartments are meant to prevent mutual bullying, not stinginess. You need to strike the right balance, or tenants will complain about you and it'll be even more troublesome.

one more reminder: don't buy a low-quality router for your rental apartment. I once used a carrier-customized phone for 9.9 yuan per month for a cheap price. Finally, let's talk about the account. The main router costs 200 yuan, a five-port switch costs 300, and each room's sub-router costs just over 100 yuan. The network hardware cost for a two-bedroom unit is under 500 yuan, and the key is that once this setup is built, maintenance is almost free. Compared to every time I moved out, I had to go to the site to reinstall the network and be called out by tenants to fix it in the middle of the night.
